University of Technology Sydney Building 05 Refurbishment Program
University of Technology Sydney engaged our team to provide project management and contract administration services across a series of connected refurbishment and fit-out projects within Building 05 at its Ultimo/Haymarket campus.
Delivered across separate stages, the works included the General Teaching Space Refurbishment, the CB05A foyer and access control project, and the UTS College Relocation project. Together, these projects supported the continued adaptation of Building 05 from its former library use into teaching, learning, tenancy and student support spaces.
Our role covered fast-tracked delivery planning, approvals coordination, procurement support, design and construction management, contract administration, stakeholder coordination and handover support across live university environments.
The challenge
Each project had its own scope and program pressure, but all shared a common challenge: delivering complex refurbishment and fit-out works within an active university building while maintaining business continuity for UTS, students, staff and building users.
The General Teaching Space Refurbishment was delivered under a compressed 18-week program, with critical audio-visual procurement requirements to enable General Teaching Spaces and Interactive Teaching Spaces. Essential approvals needed to be expedited and staged, while demolition, design finalisation, enabling works and equipment procurement progressed in parallel.
The CB05A foyer and access control project required a compressed 15-week program, including early procurement of specialty wall materials, electrical works and demolition activities before the Christmas shutdown. The design also needed to respond to complex fire engineering requirements associated with the building’s changing use from its former role as the UTS Library to a mixed commercial tenancy and teaching environment.
For the UTS College Relocation, the challenge was to deliver design and construction fit-out works across Building 05 Blocks B, C and D in time for Semester 1 in February 2025. The project needed to create offices, classrooms, shared spaces, computer labs, lecture theatres and student hubs while coordinating furniture relocation, services upgrades and proprietary audio-visual workstations in a live campus environment.
Our approach
Our project managers provided project management and contract administration services across all three projects, helping UTS maintain control of scope, program, procurement, approvals and stakeholder requirements.
For the General Teaching Space Refurbishment, our team coordinated staged approvals, fast-tracked procurement of electrical, mechanical and audio-visual equipment, and managed parallel design and site activities to protect the program. We also supported the successful decontamination of lead dust without impacting surrounding UTS operations within CB05C or the broader community.
For the CB05A foyer and access control project, we helped manage the compressed design and procurement pathway, including approval requirements and early works needed to support occupation of Level 2 by Create NSW and Levels 4 and 5 by UTS Design, Architecture and Building.
For the UTS College Relocation, our role included design-phase project management and contract administration, design and construct contractor procurement, designer novation and management of the construction phase through to occupation readiness.
Across the program, we maintained close collaboration with the principal design consultant, managing contractor, consultants, subcontractors and UTS stakeholders. This helped align technical, operational and stakeholder inputs while keeping each project focused on its required occupation and teaching milestones.
The result
The Building 05 projects helped UTS continue adapting an important campus asset for contemporary teaching, learning, cultural and student support uses.
The General Teaching Space Refurbishment delivered upgraded teaching environments that supported both General Teaching Spaces and Interactive Teaching Spaces. The CB05A foyer and access control project helped enable occupation and access requirements for Create NSW and UTS Design, Architecture and Building within the former library building.
The UTS College Relocation project supported occupation by Semester 1 in February 2025, creating fit-for-purpose offices, classrooms, shared spaces, computer labs, lecture theatres, student hubs and supporting services across Building 05 Blocks B, C and D.
For UTS, the work supported the continued evolution of Building 05 as part of the Haymarket campus. For our team, the program demonstrates practical project management and contract administration across fast-tracked, stakeholder-rich education projects in live campus environments.
