
Trinity Grammar School Bulleen Pavilion Redevelopment
Trinity Grammar School, Kew engaged RPS to provide project management and Superintendent services for the redevelopment of the Main Pavilion at the school's Marles Playing Fields in Bulleen, Victoria.
The project involves replacing an existing pavilion that no longer met contemporary functional, accessibility, compliance and capacity requirements for students, staff, visiting teams, families and spectators.
RPS is supporting the project across planning, design, tender, construction and handover phases, with responsibility for managing stakeholder inputs, approvals, program, cost, quality and contract administration in a constrained live school environment.
The challenge
The existing pavilion is located within a Land Subject to Inundation Overlay, based on the extent of a 1 in 100-year flooding event, adding complexity to planning, design and construction. Delivery requires careful management of flood authority approvals, finished level constraints, resilient material selection, services coordination and floodwater management and Melbourne Water approval, alongside support and endorsement from the North East Link Project.
The construction area is constrained and located within an operating school environment, requiring a delivery approach that manages safety, access, stakeholder expectations and continuity of school operations while progressing the redevelopment.
Our approach
RPS is providing project management and Superintendent services to manage program, cost and quality outcomes through the concept, tender, construction and handover phases.
The team established a proactive stakeholder engagement approach with Melbourne Water and the North East Link Project, focused on early engagement, clear communication and timely issue resolution. This included confirming approval pathways and documentation requirements early and maintaining regular contact through design development and lodgement.
RPS worked closely with the consultant team to address flood, drainage, servicing, traffic and construction management planning considerations during the planning phase. The team also maintained a clear approval register, targeted follow-up process and early escalation pathway for delays or concerns.
Following finalisation of the preferred procurement approach, the builder was appointed under a fixed lump sum Design and Construct contract. RPS continues to administer the contract on behalf of the Principal, assessing compliance, managing communications and approvals, and acting fairly in relation to contractual matters including instructions, time, cost and completion.
The result
The Bulleen Pavilion redevelopment is being delivered to create a more welcoming, functional and accessible facility for students, families, visiting teams and supporters.
The new pavilion is designed to provide contemporary and flexible social spaces, including first-floor areas that can be converted for teaching use. The facility is also intended to support cricket, Australian rules football and tennis use, while improving spectator experience, comfort and safety.
Through its project management and Superintendent role, RPS is supporting Trinity Grammar School to manage approvals, stakeholder interfaces, procurement, contract administration and delivery requirements for a complex school and sporting facility project in a live operating environment.
The project demonstrates RPS' ability to support education clients through complex built environment projects where planning approvals, live operations, stakeholder coordination and long-term asset performance must be managed together.
