Kelly Street Industrial Precinct

RPS’ planning and urban design teams have assisted Townsville City Council with the development of a new low-impact industrial precinct on Queensland’s Magnetic Island.

Challenge

To address the demand for access to land for industrial use and increase the island’s economic independence from the mainland, Townsville City Council engaged our team to assist with the development of the Kelly Street Industrial Precinct.

The proposed use of the site was for local industrial activities including storage yards, landscaping, trade supplies, and other industrial uses which create low-impact in relation to noise and air.

The site presented many unique challenges for our team as it was previously used as a small sewage treatment plan, and a drainage corridor dissected the site. The site is also surrounded by existing residential communities and industrial sites.

The precinct’s location on the geographically constrained Magnetic Island would also require careful planning to create positive outcomes for our client and the surrounding residential and business communities.

With our deep expertise in developing planning controls which deliver high quality outcomes, our urban design and planning teams prepared concept plans and staging solutions, and coordinated planning approvals for the industrial precinct.

In planning for the future development of the site, we also facilitated community consultation sessions to take into consideration the views and aspirations of the local residential and business community.
