Fairways Golf Estate
RPS has been supporting the development of Townsville’s only freehold masterplanned golf course community – Fairways.
Challenge
Fairways is a fresh residential development concept combining an existing public golf course with a brand new masterplanned housing development.
With the existing 27-hole course struggling to manage increasing maintenance costs while delivering a high-quality experience for players, major changes were proposed to help boost revenue and update the aging facilities. The result is a reduction of the course by nine holes and staged integration of a 226-lot residential community to the site.
Solution
Representing the last greenfield site within close proximity to the Townsville CBD, the community offers a range of home options overlooking the tree lined fairways, lakes and greens of Queensland’s oldest golf club.
Our local team supported developer Ingenta to shape the community’s masterplan through planning, urban design and surveying services and expertise. With the development to be built within the boundaries of the existing course, a key challenge was ensuring that it could remain open to players as the community takes shape.
Our team helped Ingenta to negotiate planning approvals and facilitate the delivery freehold lots in accordance with the requirements of Townville City Council’s planning scheme. In consultation with select builders, a plan of development was prepared that would provide better outcomes compared to the outdated Queensland Development Code, allow for the eventual construction of a new clubhouse for the course, and enable continued operation of the golf course through a careful approach to project staging.
