The site is rural and subject to environmental and ecological constraints, including badgers, newts and watercourses (including a main river). Zone 2 is on the site of a former quarry, which requires remediation (surcharging) prior to construction.Â
The undulating topography of the site presented challenges for the drainage design, highways access and materials management. The development is to be delivered over several years to allow for the phased release of individual development parcels to different house builders. The highway and drainage solutions have to work within these constraints to allow for the phased delivery and seasonal remediation works. The design also has to be adaptable to facilitate changing priorities of parcel release.Â
We've maintained a core team throughout the project and developed a close working relationship with the client, their contractors, approving authorities and other consultants. We have a detailed knowledge of the scheme and how different design and phasing decisions have a knock-on effect. This has been especially useful in understanding the seasonal remediation works where the surcharge material will eventually be used in the parcel earthworks.Â
Proposed waste material from the site has been minimised through the proposed levels design, whilst ensuring vehicle access and facilitating drainage, including installation of SuDS (Sustainable Drainage Systems) features.Â
To overcome the challenges presented by the undulating site we have designed a sewer network around the perimeter of the site and away from residential parcels. A series of attenuation ponds restricts the discharge to existing watercourses.Â
The alignment of the highway fits the masterplan in accordance with the Design Code. We have liaised with the Local Highway Authority with regards to making vehicle speeds enforceable through the design of the road, while still permitting bus and refuse vehicle access.Â
