Manchester Airport Group Logistics Hub

We carried out the masterplanning and detailed design for a new 1.4 million ft2 logistics hub development at Manchester Airport's City Enterprise Zone.

We have been working with MAG property on the Airport City South distribution park since its inception in 2011. As the original masterplanning architects for the park, following successful planning approval in 2012, we have since been involved in various developments including being the architects and engineers for the new 50,000ftparcel distribution hub for DHL.

Challenge

In 2016 we were approached by MAG (Manchester Airport Group) to design a new small unit terrace scheme on the park for multiple occupiers. The scheme is a 115,000ftspeculative terrace of 6 new build terrace units designed to institutional standards in order to meet occupier demand for small to medium logistics units with airport associated activities. Each unit has its own fenced and gated yard with dedicated car parking and HGV delivery access.

Solution

Internally, we designed the warehouse accommodation to give each unit approximately 5% office content at first floor level finished to Cat A specification. To allow for flexibility, we designed the dock elevation and internal dividing walls so that units can easily be increased or decreased in size to suit end user requirements. The units sizes vary from 17,000ftthrough to 35,000ft2, have a 8m eaves height and are BREEAM "Very Good" rated.
