G-Park, Biggleswade

In 2017, we were appointed to master plan the next phase of the already established Stratton Business Park in Biggleswade. The site sits directly adjacent the A1 motorway giving easy access to London and the wider Southeast.

Our teams worked with Gazeley GLP to secure an outline planning approval for a five unit B8/B2 development in late 2017. The overall development was then delivered in two phases, the first phase consisted of two units; one a speculative building of 106,000 ft2, and the second a 110,000 ft2 development for Zeus Packaging. The second phase consisted of a bespoke distribution building for the end user Kramp, and two speculative units of over 110,000 ft2 each.

Challenge

Gazeley GLP is recognised across the world for delivering industry-leading warehouse buildings that support their customers business operations, whilst exceeding their environmental and sustainability aspirations. Our teams were tasked by Gazeley GLP to design the buildings at G-Park Biggleswade to the BREEAM Excellent standard and to the EPC A rating.

Solution

BREEAM Excellent was achieved through smart design and collaboration across the design team from the onset of the project. Water usage was reduced by designing in rainwater harvesting for use in toilet flushing and non-potable applications. Natural light was optimised through the design of the warehouse roof and office elevations providing a cost saving for future tenants of approximately 13% a year on building running costs. Materials specified for the build were of a high recyclable and or recycled content and solar photo-voltaics provide a source of electricity for the building as well as solar hot water. The building was designed to a high thermal value far exceeding the requirements of the building regulations.
