RPS specialists have been supporting the development of one of south east Queensland’s most exciting masterplanned communities – Yarrabilba.

Challenge

Located 30km south of Brisbane, Yarrabilba is evolving into an impressive masterplanned community that will one day be home to 45,000 people.

Designed to include 17,000 residential dwellings, a town centre, neighbourhood hubs, employment and education facilities, Yarrabilba’s design centres around economic opportunity and community connection.

Lendlease

Planning, surveying and economic expertise

RPS has been supporting the development’s planning, design and delivery since Yarrabilba’s earliest phases.

Engaged by Logan City Council to prepare a Structure Plan for the area, our team engaged with key landowners, local and state government agencies and other stakeholders to identify barriers to development and set objectives for the future community’s sustainability, infrastructure, density and environmental management.

Later, our team was engaged by Lendlease to undertake employment modelling, monitor and report on local job creation, and deliver a series of economic development and centre strategies to stimulate investment attraction and employment growth.

Since 2002 we have also been engaged as the principal surveyor for Yarrabilba, undertaking subdivision survey plans, road closure submissions, topographical surveys and aerial LiDAR mapping to keep construction on time and on track. Our work providing surveying expertise for the expansion of Yarrabilba is ongoing. 

Managing risk and navigating approvals

With such a large area of land to be developed, careful planning has been pivotal to Lendlease’s efforts to deliver a highly integrated mixed-use community.

Our planners have developed compliance mechanisms and reporting templates to help Lendlease manage development risk and navigate the complex system of approvals that apply to Yarrabilba as a Priority Development Area (PDA) outside the usual planning scheme.

Initiating project-wide review of constraints, our team has helped the developer to strategically evaluate the assumptions made when Yarrabilba’s initial masterplan was designed and develop actionable strategies for achieving yield targets.
