Challenge

Developed in the 2010s, the site is currently in use as a holiday park but was formerly the site of the Godolphin Mine extracting metals. Due to its industrial history, we were tasked with establishing if there was risk of an environmental liability on site.

As the site was not investigated beyond a desk-based Environmental Impact Assessment for the current land use, it was essential we ensured that there was no risk to site users. It was also revealed that the site was discharging into the nearby river, so we had to review that this was being carried out appropriately.

Solution

We analysed environmental data from the Coal Authority, British Geological Society and historical OS mapping, conducted planning history searches, and consulted with the Environmental Health Officer at the Local Authority to assess whether an environmental liability exists at the site.

A site inspection revealed that a water treatment works was in place, and a consent to discharge and drainage plans were requested to ensure this was being carried out appropriately.

We then provided the client with a report for the site, including our commentary on the environmental status of the site. We also provided prudent measures to ensure the site maintains its value and to reduce the potential for an environmental incident.

Our environmental due diligence team successfully supported the smooth and low risk sale of the site while addressing any environmental concerns.
