The client was ISec, a London-based pan-European real estate business with offices in UK, France, Germany, Benelux and Hungary. RPS provided Environmental Due Diligence services during ISec’s €492 million disposal of their European logistics portfolio to real estate funds managed by Blackstone.

The international regulatory applicability and enforcement varied by site. The project involved undertaking data room reviews, environmental desk studies and a number of site inspections of over 90 logistics assets located across France, Germany, the Netherlands and Belgium. In order to meet the timetable of this particular transaction the desk studies, inspections and the provision of individual reports had to be completed within a compressed timescale (six weeks).
RPS’ ability to assemble a team of specialists, with local knowledge of each jurisdiction, allowed the environmental due diligence process to be undertaken within the required timescale and the client was consequently in a better position to evaluate the relative value of potential bids, make informed decisions regarding any risk, indemnities and evaluate possible risk transfer products, such as insurance.
