For many years we have acted on Notting Hill Genesis’ (NHG) behalf advancing the regeneration of strategic sites along the North Circular Road in the London Borough of Enfield.
Comprised of 18 sites along a one mile stretch of the North Circular, the properties were acquired from TfL and were largely vacant following their safeguarding as part of proposals to improve the North Circular Road which did not materialise.
To date, we have secured planning permission for the regeneration of several of these sites to deliver over 300 new dwellings and new commercial uses, whilst a further 300 houses have been refurbished. A significant proportion of the dwellings are affordable. The new developments have significantly increased density and height with flatted blocks of up to seven storeys in a suburban context.
We are continuing to advise NHG to progress the next phases of the regeneration.

The properties acquired from TfL were vacant following their safeguarding as part of proposals to improve the North Circular Road which did not materialise. Unused, the houses had fallen into disrepair and there were issues with squatters and anti-social behaviour. Located directly on the North Circular, each site had challenging environmental conditions that required mitigation.
Furthermore, the suburban context meant local residents were concerned about any increase in density and height, the resulting impact on traffic and local infrastructure, and the provision of affordable housing. We were also aware that the Council had limited capacity to support multi-phase development cover over a large linear area.
We worked with the architects and client to develop a strategy for the area, including identifying which sites would be suitable for large-scale regeneration and opportunities for refurbishment of existing properties.
This was crystallised into a Vision Document which was agreed with the local planning authority and set the context for the first two phases of development, comprising reuse and refurbishment of existing stock, and phase 3, which required the coordination and submission of six planning applications which secured permission for 300 new homes now under construction. This vision was formalised with the designation of each of these sites within an Area Action Plan.
We are currently progressing Phase 4 of the regeneration, with a new residential-led scheme comprising 86 flats, 40% of which will be affordable, and two commercial units.
