The Salford Central Regeneration Scheme will serve as a new gateway to the city centre, improving links to the university and Manchester’s Spinningfields district. New Bailey Estate sits under this scheme and will provide 640,000 ft2 of office floor space. We provided Employer’s Agent, Cost Consultant and Health & Safety Auditing services for this exciting new extension to Manchester’s Central Business District.

Challenge

We are involved in several of the New Bailey projects: Riverside House, Two New Bailey, Three New Bailey (GPU HMRC offices), Four New Bailey and Plot A3.

Each bring their own challenges. Riverside House demands a high specification delivery for a small footprint office building on a constrained site, whilst retaining two existing facades and key heritage features.

2 New Bailey Square underwent significant design changes post-tender, from a concrete to a steel core as well as other structural changes to accommodate works.

Plot A3 required single stage procurement as well as achieving the client’s sustainability requirements.

Solution

We ensured that Net Zero Carbon criteria was embedded into the design during the early stages of development as well as carrying out checks at each RIBA stage that environmental targets were met.

Engaging with tendering contractors, we offered design workshops to discuss alternative solutions that could be offered by the supply chain as a route to meeting the sustainability targets.
