Located in the heart of Queen Elizabeth Olympic Park and lauded as ‘London’s Sexiest New Skyscraper’ by The Times, Manhattan Loft Gardens is the epitome of ground-breaking architecture and engineering. We have contributed our expertise from conception, delivering Cost Consultancy services on this double-cantilevered 42 storey tower comprising 248 expansive Loft apartments, three sky gardens, a signature restaurant and a 146 room design hotel.
The award winning residential tower, with its terracotta and glass serrated façade together with complex cantilevered structures and proximity to Stratford International station made this a truly ambitious and demanding project to deliver. The fit out within the Loft apartments and The Stratford Hotel is all individually architect designed and of a high-quality specification.

Manhattan Loft Gardens is an exciting and ambitious tower project, with exceptionally high-quality finishes, and an imaginative Architectural design. The double-cantilevered tower provided a challenging structural form. The building is clad in serrated terracotta and glass, relatively individual in its design. The project sits adjacent to Stratford International Station and HS1 rail line. All these complex issues and risks demanded innovative architectural or engineering solutions, from which we needed to secure cost certainty and value from.
The construction period for the tower was over three years. We were challenged with establishing a procurement model that not only delivered to budget, but with the right balance of cost certainty, risk transfer and flexibility to develop the fit out specification for both the apartments and the design hotel so as to respond to an evolving market over that timeframe.
We established relationships with key trade packages to market test and help optimise the bespoke structural frame and façade solutions. We led a tailored procurement strategy that involved early contractor engagement and delivered a single stage Design and Build tender. The contractors’ early engagement delivered commercial betterment on rationalising the engineering solutions. The incentivised strategy in respect of the residential fit out gave the client the flexibility and extended time they desired to develop the finishes specification and design, whilst delivering to budget.
