Masterplanning for Lawley, Telford

The Design Codes for Lawley, one of the largest urban extensions in the Midlands, were developed by English Partnerships together with the Prince’s Foundation and the Borough of Telford and Wrekin District Council to ensure a high-quality design and an example of best practice in sustainable growth for other urban extensions. Once complete, the Lawley community will comprise approximately 3,300 dwellings together with offices, restaurants, bars, a primary school, parkland and shops.

Challenge

The major proposals for the enhancement and enlargement of the Lawley community included four neighbourhoods, Newdale Valley, Lawley Village, Lawley Bank and Newdale, focused around Lawley Square which provides a central transport, social and shopping hub.  

The project is to be completed as a phased development of land parcels with each phase having a defined character area determined by the Development briefs combined with the Design Codes.

Solution

Our team provided a range of services for the Lawley Village Developer Group including constraints and opportunities assessments in order to develop the masterplan into feasibility layouts. Our services included:

  • Architectural layout and house type design, culminating in a full planning application for submission with urban design input production of a new masterplan. In line with the Local Authority policy at the time of submission.
  • Strategic landscape design for on plot landscaping, public open space and green infrastructure including liaising with the appointed arboriculturalist to develop the landscape design for the inclusion of retained trees.
  • Civil engineering design for highways, levels and drainage infrastructure and flood risk assessment.

Following consultation with stakeholders the plan then progressed to detailed planning applications for each phase of the development.
