Horizon 38 Global Technology Centre, Bristol

We have project managed the transformation of a brownfield site into a new research and development centre in Bristol. Tenanted by GKN Aerospace, the facility will be used in response to a Government-led initiative to innovate the next generation of fuel-efficient aircraft.

Challenge

Based at a prime location fronting onto the A38 in North Bristol, the project focused on creating a high-quality research centre and Grade A office space, providing 300 new engineering jobs.

Due to the nature of constructing a research and development centre, there was never a prescribed set of requirements and plans were constantly evolving. This called for ongoing appraisals of any suggested changes.

In spite of the COVID-19 outbreak severely compromising site resources, we worked closely with the contractor to deliver the building just three weeks delayed, much to the satisfaction of our client St Francis and the tenant GKN.

Solution

Acting flexibly, we responded to the varying requirements of constructing a research and development centre by adapting to an ever-evolving build programme. Any changes imposed by GKN had to be reviewed and appraised as to whether these amendments were feasible. This ensured that we fulfilled the tenant's criteria and delivered a building that created the optimum environment for using their complex equipment โ€“ all whilst ensuring that the base build programme and cost remained unaffected.

We formed close relationships with GKNโ€™s advisors to ensure their needs were met, whilst maintaining an informative and co-operative role throughout. By developing this relationship early in the stages of the build, we were able to work collaboratively and avoid prolonging any issues.
