We provided Employer’s Agent and Principal Designer services for the demolition of farmyard barns and car hardstanding at a site on Haughton Lane in Morville to allow the construction of 14 houses; 12 houses for outright sale and 2 affordable homes under section 106, with associated external works and mains services.

Challenge
The developer needed to obtain National House Building Council (NHBC) Registered Developer status in order to provide the houses with an NHBC Building Warranty.
We were also tasked with developing a bespoke Employer’s Requirement document that would satisfy the developer’s legal team. We included requirements from the lenders and the developer’s legal team’s suite of contract amendments. This also incorporated our warrantied and specialist professional advice regarding payment, completion, liquidated damages and change control.
Solution
We assisted the developer with attaining National House Building Council (NHBC) Registered Developer status during the pre-contract stage. This provided the product with an NHBC Building Warranty and was an excellent outcome for assisting in the sale of the units. We maintained cost certainty when carrying out monthly valuations by producing monthly financial status updates.
Ensuring compliance with CDM, we assisted the Developer to comprehensively understand their responsibilities and those of the organisations they employed under the CDM. We highlighted the necessity of early assembly of pre-construction information to enable early mitigation and control of site-based risks.
Our weekly visits allowed us to review particular quality matters in conjunction with the Developer, record issues of non-compliance and raise instructions to get these corrected in a timely manner as works were being progressed.
