Harbour Square Development, Crofton Road

RPS provided full structural design services and traffic and transportation engineering design for this high quality mixed-use scheme on the seafront in Dun Laoghaire, Co Dublin. 

This €60m project is a landmark high-quality mixed-use scheme on a 2.2 acre site, comprising 141 apartments, 5700m2 of office space, retail units, crèche and double basement car parking facility. Located along the sea front in Dun Laoghaire (opposite the DART station, bus terminus and sea port), the scheme consists of five buildings, including a seven-storey residential block.

Challenge

The site is located between Dun Laoghaire Rathdown County Council Head Offices, St. Michael's Hospital, the Harbour Lodge protected structure and the Dun Laoghaire Dart Station. The challenge was to develop a high-quality mixed-use (residential and commercial) scheme on a tight site, with difficult ground conditions. The design needed to ensure a protected and historic building on an adjacent site was protected during construction.

Solution

RPS provided full structural design services including geotechnical assessment and foundation design, civil design services including foul, surface water and watermain design and connection coordination, and traffic and transportation engineering design. Sustainability was achieved by reducing quantities of construction materials through efficient design, elimination and value engineering.

We designed the double basement as a full reinforced concrete structure with a flat slab configuration. A robust contiguous pile solution was therefore required to retain the six-metre deep double basement excavation and protect the surrounding developments.

This monitoring system, including vibration and ground movement records, allowed the integrity of the building to be carefully assessed at all stages of the works, particularly while piling, excavating, de-stressing pile anchors and breaking out granite bedrock across the site.

A podium deck was designed at ground floor level with an integral transfer slab structure supporting the seven-storey residential block. The Harbour Lodge protected structure was monitored during the works to ensure its stability was maintained.

At the Preliminary Stage of the project we engaged with the Local Authority to better understand the standard requirements for parking and cycling facilities and a mobility assessment was included as part of the TIA. This has ensured a sustainable approach to traffic management is continued as the years progress.
