We led the final development phase of a landmark residential-led mixed-used development in Tottenham Hale on behalf of Anthology to deliver a 32-storey tower, 279 apartments and ground floor retail and commercial units.

Challenge

With the site situated over the Victoria Line tunnels as well as adjacent to Tottenham Hale station and HS2 rail lines, rail facilities presented complications. This required extensive coordination and management, gaining the associated approvals from stakeholders such as Transport for London (TfL) and Network Rail, as well as operating on a constrained site in close proximity to neighbouring buildings and the public.

Another challenge and priority of the development was optimising the façade design for the 32-storey tower, requiring collaboration and agreement from all parties to achieve the optimum commercial and quality outcome.

Solution

We led targeted focus groups with the client, stakeholders, design team and main contractor to tackle each matter, allowing us to maintain programme, mitigate risk and obtain cost certainty.

One of the focus groups centred around investigating early engagement with TfL and Network Rail, including managing the specific forms, BAPA agreement and London Underground track monitoring. We collaborated closely with the structural engineer and intended contractor, facilitating a start date in line with the programme.

We also coordinated value engineering workshops in collaboration with the design consultants, contractor and client to optimise design solutions. Outcomes included rationalising layouts to negate transfer structures and depths of slab, as well as the number of kitchen and bathroom types. The unitised façade solution included optimum size modules, reducing the quantum of acoustic glazing, MVHR heat and ventilation solutions and sourcing alternative solutions to below ground vibration caused by the underground tube line.
