Challenge
RPS was commissioned to prepare an Outline Planning Application on an 87.5ha site forming the southern part of a strategic allocation.
The application was for residential development of up to 1,750 dwellings, a mixed-use local centre, a primary school and areas of open space, sport and recreation. In addition, a network of ‘village green’ type green spaces and structural landscaping were proposed throughout the development.
Solution
Community and stakeholder consultation was undertaken when preparing the application to identify and resolve design and technical issues relating to the proposals. An illustrative masterplan was prepared and revised through an iterative process in light of consultation with technical bodies, local planning authority officers, other stakeholders and site constraints.
The Outline Planning Application helps to provide a key development in the Newark and Sherwood Core Strategy.
