As the site had an industrial history and was located in an industrial setting, it was crucial to identify and assess all ground investigation information undertaken as part of the planning process to ensure all potential liabilities were identified and addressed at development stage, prior to the acquisition of the site.

A thorough data room and planning review, along with regulatory consultations undertaken as part of our Phase 1 Environmental Report scope, enabled us to piece together a step-by-step process of the works undertaken to assess ground conditions.

We identified initial planning conditions and ground investigation reports from which we undertook a detailed review, and worked to obtain evidence of regulatory approval and condition discharge. As a result, we were able to assure our client all potential liabilities were addressed to enable a successful purchase.
