London Mews Building

Our client was aiming to acquire a site currently in use as commercial office space. They called on our environmental due diligence consultants to identify any significant environmental risk factors that may impact the land or property value, along with any historical liability issues that they would incur as the new site owner.

Challenge

Within a limited transaction timeframe, we needed to establish if there was risk of environmental liability as a result of historical practices carried out on the site. While it’s currently used as commercial office space, it was formerly a printing facility - historically, mews properties in London are known to have housed small scale industrial operations. We also knew the site was developed in the past and was recently refurbished.

Solution

Using our expertise in environmental liability assessment, we analysed environmental data and historical ordnance survey mapping, conducting planning history searches and consulting with the Environmental Health Officer at the Local Authority. We then provided the client with a detailed report for the site, including our opinions on the environmental status of the site. We also provided prudent measures to ensure the site maintains its value and to reduce the potential for an environmental incident.

Our report enabled our client to make an informed decision of the site and whether to proceed with the purchase.
