Elsley House is a striking Art Deco building originally constructed in the 1930s for light industrial use that now provides high quality commercial office space. We were involved in two recent phases of refurbishment, acting as Project Manager and Employer’s Agent.

The project involved extensive refurbishment works to an occupied building, therefore minimising disruption to existing tenants was a priority.
This included the strip out and refurbishment of c. 45,000ft² office space and common parts, as well as the creation of new roof terraces and cycle facilities.
A key issue faced was the complete strip out and renewal of services, fittings and finishes within the main circulation space, WC & Lift Core whilst keeping the building operational.
We also had to manage remedial works to the façade and steel frame and complex structural works to increase the loading capacity of the roofs to enable the new terraces to be created.
We established a phased handover of the different levels of the WC & Lift Core to ensure there were always facilities in service for the tenants. It was essential that there was well-managed separation of the site from the common parts for health and safety and fire strategy purposes.
Further procedures were put in place to mitigate disruption to tenants and ensure there was a smooth handover of the floors as they were put back into use for the tenants.
We proactively managed the issues surrounding the remedial works to the building to minimise cost and programme implications.
We were also instrumental in the team’s effort to complete the roof terraces which are a defining feature of the project.
