Eastside Apartments

As the city of Lake Macquarie transitions towards higher density living options, our quantity surveyors have been working with a local developer to deliver Eastside Apartments – an 84-unit development in Charlestown NSW.

Challenge

Situated in the heart of Charlestown, the building incorporates 84 apartments, a two-level basement carpark and associated landscaping works with a project value of approximately $15.5 million. Our team was engaged throughout the scoping, design and construction phase to assist the developer to accurately estimate project costs, set budgets and evaluate contractor proposals.

Solution

Involved in the development since early 2011, our team prepared Detailed Elemental Estimates to assist the project proponent to determine likely costs for construction and develop reliable estimates for the construction contractor to assess tenders against. 

Later, our team took a lead role in managing the contractor tender process and negotiating the price, terms and conditions with the successful contractor. Following an initial report for the project Financier in 2015, our Quantity Surveyors were engaged to provide superintendent services in addition to ongoing administration, management, cost advice and progress claim reporting to the Financier during the construction phase.
