Newham Council's Strategic Development Committee has resolved to award unanimous planning approval for the Bidder Street Data Centre in Canning Town, London.
We served as planning consultants, coordinating the Environmental Impact Assessment (EIA) and providing services in air quality, archaeology, BREEAM, whole life carbon and circular economy, and sustainability.
The 77MW state-of-the-art data centre will be one of the first hyperscale facilities in Newham and among the largest in the UK. This £750 million investment will create 920 direct construction jobs and 130 operational jobs and will attract 500 additional businesses in high-growth and data industries to Newham by 2031. The project will also spark the regeneration of the Cody Triangle, establishing a new digital quarter.
Construction is set to begin in 2025, with the data centre expected to become operational by 2027. Once completed, it will have the capacity to export recycled heat from the data centre to heat approximately 13,000 new and existing homes and businesses. The scheme will open part of the River Lea path, creating a continuous route from Canning Town to Stratford and achieving a BREEAM 'Excellent' rating.
We have collaborated with the Applicant IXDS Limited, development partner sineQN Limited, the Greater London Authority (GLA), and London Borough of Newham officers on this project for three years. As part of the development package, significant commitments and contributions will be made to promote jobs specifically for Newham residents. This includes supporting the Council’s Data Education Programme and delivering the Council’s Digital Connectivity Strategy which aims to improve digital knowledge, connectivity and data storage in the local community.
