From Rail to Residential and Retail in Newham


RPS has been acting as planning advisor to Westfield Group and London and Continental Railways (LCR) for the comprehensive mixed-use development of the Stratford Rail Lands Site, in the London borough of Newham.

The outline application comprises B1 offices, residential, retail development in the full range of A1, A2 and A3 uses, commercial leisure uses, hotels and conference facilities, community, health and education facilities, open space, landscaping, water features, parking, transport interchanges, associated infrastructure and a town centre link.

The development is expected to deliver approximately 4,850 new homes - including affordable housing, and the retail element is expected to be anchored by three department stores. It is hoped that it will become the third most important retail centre in London after the West End and Knightsbridge shopping districts in the city centre.

The initial scheme (consent granted in 2005) has involved RPS in the majority of stages, and RPS has been involved in the progression of the Zonal Masterplans for the site. RPS is currently involved in the planning aspects for the submission of the Reserved Matters Stages, such as the application for the John Lewis store, which will be one of the main anchor stores.
