Energy Performance Certificates

The compilation of an Energy Performance Certificate (EPC) is now mandatory during construction, sale or rent of most non-domestic buildings. The primary purpose of an EPC, which rates the performance of a building on a scale from A to G (where A is the most efficient) is to inform potential buyers and tenants of the energy performance of the building to enable energy efficiency to be considered as part of the investment decision.

RPS has a team of certified EPC assessors able to undertake a site visit assessment of the physical dimensions, use, fabric and systems employed throughout the structure. Supporting documentation, such as site plans and O&M manuals, can also help to determine the rating.

Following a site survey, data analysis and zoning is undertaken and building details are entered into a software tool in order to produce the Certificate. For most buildings, the Simplified Building Energy Model (SBEM) will be suitable, however, larger more complicated buildings may require assessment using the Dynamic Simulation Model (DSM).

Valid for a period of 10 years, an Energy Performance Certificate is produced in conjunction with a report of recommendations providing advice on using the building more efficiently, as well as information to enhance the building’s performance through cost effective improvements.
