Chester Student Village

RPS provided Mechanical and Electrical designs for a 2300 student accommodation unit including sports and social hub facility and external MUGA pitches.

The student residences will typically be made up of houses split into 24 study/bedrooms with a communal area for each 6 study/bedrooms.

The project covers an area of approximately 70 acres and is proposed to be developed in 2 phases.

The project will have two large CHP units which will contribute approx a quarter of the electrical load at peak times, and will feed back in to the electrical network at off peak times.

RPS has been involved in setting out design strategies, developing detailed drawings for costing, liaising with utility providers, and issuing proposals to planning authorities.

The scheme has been developed to meet a BREEAM ‘Very Good’ rating.

Fenny Stratford

RPS provided Civil and Structural Engineering designs for a new development consisting of 286 three, four and five-storey apartments over a semi-basement.

Specialist works included negotiations with Network Rail to allow pipe jacking of foul sewer under the railway embankment. We also advised on stabilising the highway at the entrance to provide new adopted site access.

We worked with the Environment Agency regarding surface water outfalls, flooding and stabilisation of the east bank of the river to support a new adopted highway access.

This project had to comply with local Planning Policy D4 and the requirement for 10% renewables. This was achieved through the use of solar thermal roof panels.

The ground beneath the site was contaminated by prior use as a gas works. We liaised with the projects contamination specialists to develop the most cost effective remediation and foundation solution. Remediated soil was engineered to have a high CBR value so that it could be used directly as sub base for the non-adopted roads and parking areas. The material was also suitable as a piling mat without further measures being undertaken.

Hampden Fields

RPS produced a Masterplan for this major urban extension including 3,000 dwellings, schools, a mixed-use local centre, employment centre and large areas of open space.

The 218ha site has been promoted through the planning system and represents a major urban extension to the town. The outline application is for a comprehensive mixed use development which will deliver housing and infrastructure, supported by other proposed leisure, education and employment uses. RPS created a vision for the site, captured in conceptual imagery and a clear design statement.

Two neighbourhoods have been designed as a ‘21st Century Garden Suburb’ incorporating a mixed-use local centre. A ‘main street’ running through the scheme is also designed to serve as a new strategic link road. The masterplan also incorporates a multifunctional green infrastructure network with extensive areas of various open space uses.

RPS provided planning, transport and technical advice and project managed the submission of an outline planning application for a residential development.

RPS initially produced a planning review which considered the planning policy context, provided advice on the potential for development and reported on issues relating to transport, access and contamination.

RPS was subsequently instructed to prepare an outline planning application for residential development of the land. We obtained a screening opinion confirming that the development would not require an Environmental Impact Assessment and coordinated submission of the application and supporting documentation.

Our application included a planning statement, design and access statement, updated contamination desk study and conceptual site model as well as a phase one ecological report. RPS co-ordinated the remainder of the application documentation which included an indicative layout, a code for sustainable homes assessment, a transport statement, a bat activity survey and a tree survey report and project managed the submission.

Following submission, RPS has liaised with the Council to ensure the application is progressing to determination and to negotiate the planning obligation requirements. We have also produced a surface water drainage scheme for the development.

Manhattan Loft Gardens

Manhattan Loft Corporation

Manhattan Loft Gardens is a 42 storey double cantilevered residential tower and hotel in Stratford City, London. The SOM designed scheme comprises a triple height entrance lobby, a 150 bed boutique hotel, a signature restaurant, three sky gardens and 248 private loft-style residences.

DBK is providing cost management services for this project, described by The Times as “London’s sexiest new skyscraper”, which has been procured on budget whilst balancing the exceptionally high design quality intent.

Our team was on board from conception, contributing to the development of the design through market testing bespoke cladding solutions to finding value from an exceptionally challenging structural form. We led a tailored procurement strategy that involved early contractor engagement and which delivered a single stage D&B tender, retaining client flexibility on finishes, on budget.

DBK were acquired by RPS in April 2016.

Waters Edge

Barratts West Midlands

A canalside regeneration project including a mix of residential properties on a true brownfield site.

RPS provided detail design services for the project after Barratt West Midlands acquired the site. Our services included the replanning and refinement of the original scheme together with the production of full technical information.

The design achieves a cohesion of traditional and contemporary architecture, responding to the existing elements surrounding the site whilst creating a new public space around the canal basin. A variety of materials and inclusion of benches and raised planters define the public space around the basin which is now fully functional and includes moorings.

The site comprises a variety of accommodation including:

Traditional two and three storey houses respectfully completing the urban fabric of historic Lichfield Street.

Five no. three and four storey contemporary apartment blocks enclosing the basin.

Wyvil Road

RPS CgMs secured planning permission from the London Borough of Lambeth for a part 33, part 37 residential-led tower with commercial uses at the lower floors.

The approved scheme comprises 219 residential units with a mix of retail and office uses at the lower floors, and parking and servicing provided over two basement levels. The open space requirements are provided through a number of sky courts at various levels throughout the tower, which also adds architectural detail, along with roof level amenity space and podium level play space. Careful consideration was also given to the creation of new public realm at ground level.

The grant of planning permission follows a constructive pre-application process, with planning, design and housing officers from LB Lambeth, undertaken as part of our Planning Performance Agreement. Pre-application discussions were also undertaken with the GLA, and public consultation held with the local community.

The Planning Committee granted approval after a GLA referral and the successful completion of a S106 Agreement.
