Our Building & Structures team provides condition and structural surveys of office, residential and industrial property portfolios on behalf of vendors, lenders and prospective building purchasers.

We also undertake risk based condition assessments for building asset management and planned maintenance.

It is important for our clients that the physical condition of their building and property assets is continuously and accurately inspected, assessed and maintained to ensure it remains fit for purpose and meeting health and safety standards. RPS was appointed to carry out a condition survey, structural survey and cost estimation report on behalf of the vendors and their advisers Grant Thornton and Savills. The property was purchased by Kennedy Wilson in 2012.

RPS was requested to survey the Alliance Building (Ringsend Gasworks), which is a landmark listed building, uniquely constructed for change of use to new multi-storey residential apartments. The survey was intended as a basis to review issues raised by the potential purchaser of the Alliance apartment block, when their surveyors identified significant repair and rectification costs.

The inspection and visual survey was carried out by the RPS team, along with a more comprehensive dilapidations survey. A detailed report was compiled for the client and this was used in the successful negotiations associated with the sale of the Alliance Ringsend Gasworks apartment block.

RPS was appointed for the condition survey and cost estimation for the re-financing of the four Dublin hotels in the Moran Bewleys Hotel Group.

We were commissioned by Moran & Bewley Group in relation to their four hotels at Leopardstown, Newlands Cross, Dublin Airport and Ballsbridge. RPS responsibilities included a review of available as-built information, dimensional survey checks of key principal dimensions, a visual walkover inspection, as well as an appraisal of the configuration, quality and nature of construction materials and finishes of the buildings. The report included estimates of building costs at the time of construction, including building extensions and refurbishments.

RPS was appointed to undertake dilapidation, condition and structural surveys and cost estimation report for the Radisson Hotel and the Clarion Hotel.

RPS was commissioned, under two separate contracts, to carry out dilapidation surveys, as well as condition and structural surveys of the Radisson Hotel at Cork Airport and the Clarion Hotel at Dublin Airport.

For each hotel, RPS completed:

A condition survey of the physical elements of the hotel, both internal and external

A Health and Safety assessment of all items and identification of those which did not comply with the relevant Health & Safety regulations

A survey of the condition of decorations and finishes of a sample of bedrooms

A survey of all public areas in terms of structure, fire safety, disability access, mechanical and electrical services

A visual survey of external services including surface water and foul drainage.

RPS was appointed to complete condition and structural surveys and a cost estimation report for database access for potential purchasers.

RPS was commissioned to carry out a condition and structural survey of the Burlington Hotel and to provide a report which could be made available in a “data room” to inform prospective purchasers of the existing structural condition of the hotel. The Burlington Hotel, now the DoubleTree by Hilton Hotel, is located in Dublin 4 and is a detached 7-storey building on its own grounds. The original building was constructed in 1972. It was purchased by Hilton in 2013, facilitated by the RPS Building Survey.

The scope of the inspection, which included ancillary buildings and the car park, involved a full visual structural survey, which was carried out in accordance with the Institution of Structural Engineers guidelines. The external visual inspection was conducted using a hoist, harness and binoculars where required. Internal inspection of the bedrooms and all other principal rooms was also conducted.

RPS was appointed to complete a condition survey, structural survey and cost estimation report for database access for potential purchasers.

RPS provided consultancy services in relation to the four Quinn properties (now Liberty Insurance) in Blanchardstown, Cavan and Enniskillen. The sale involved a valuation process where both vendor and purchaser could make comment in respect of the value of the property assets, in particular whether works needed to be carried out, or if there were any physical defects in relation to the properties which may or may not have a bearing on the value to be attributed to the properties.

The purchaser (Liberty Mutual) had building inspections carried out and reports prepared by their consultants / surveyors. RPS then carried out a technical review of those reports, which involved a visual inspection of the buildings. We also assisted with negotiations of purchase costs.
