M&A is a $250 million residential, commercial and retail development connecting the James Street precinct within the heart of Fortitude Valley.
This regeneration catalyst development comprises a 21 level residential apartment tower with retail and restaurant space on the ground floor on the Connor Street frontage, along with a 12 level office tower on the Ann Street frontage. A lower-subordinate 4 level commercial building fronts McLachlan Street and includes the residential open space and common areas on the upper floor and restaurant uses on the ground floor.
M&A offers 234 architectural designed one and two bedroom apartments and approximately 17,000m² of commercial gross floor area in total.
More than 20% of the 6,700m² site has been dedicated to public urban space, including a vibrant public laneway, a concierge service benefitting the mixed use development, landscaping, seating and public art, along with wide landscaped roads and footpaths.
RPS prepared and gained the various development approvals for this mixed used development. As specialists in urban infill projects, we brought expertise surrounding complex infill-development statutory approvals and negotiations with the local authority to the project to deliver the initial approval in five months.
RPS advised on place making principles and outcomes to the public realm which supported the design team to establish a high quality design outcome, which outperformed its competitors in the market.
