RPS (formerly Whelans InSites) provided strata certification for this $70 million project which involved demolition of commercial office space and construction of 44 luxury residential apartments each valued at up to $10 million.
We were tasked with ensuring all consent conditions were complied with, facilitating the issue of a strata certificate in a matter of days, minimising developer holding costs, and expediting the issue of title and settlements.
Soon after development approval, RPS reviewed the consent conditions, identifying potential issues that might delay settlement. One of the conditions required separate refuse facilities for the retail component of the scheme and our review of the building plans revealed that these had not been included.
On behalf of the developer, RPS approached Sydney City Council with an alternative proposal. Council agreed that the solution we offered complied with the consent condition and we were able to issue the strata certificate in two days. This agreement avoided a potentially costly variation and the likelihood of a delayed certification.
